This Guest Pact and Short-Term Renter Agreement (“Agreement”) is made between the Owners and Guests.
For due respect and consideration one to the other, Owners and Guests agree to abide by the following reasonable requirements:
Subject to the terms in the Guest’s online booking confirmation and this Agreement, Guests will be permitted to occupy the This Mountain Life basecamp and exclusive household use of their reserved Guesthouse (Redemption Cabin, Exploration Cabin, or Reflection Cabin—per booking confirmation) located at 260, 262 or 264 E. Riverside Drive, Estes Park, CO USA (hereinafter, the “Rental Property”).
The outdoors are considered common property shared with Owners and other permitted guests.
Only the number of adults and children specified in the Guest’s confirmed reservation may occupy the Rental Property.
Owners and their agents may enter the premises for groundskeeping, maintenance, cleaning, emergency, or at the request of Guests.
Check-in time is 3:00 p.m. on Day 1 of the Guest’s booking confirmation.
Guests agree to keep the Rental Property, furnishings, and contents in safe, clean, and good order.
a. Guests must maintain the TML basecamp and Cabin in clean and orderly condition.
b. Appliances and amenities may only be used for their intended purpose.
c. No food, garbage, or trash may be placed in kitchen or bathroom sinks or drains.
d. Pets, smoking, incense, candles, and open flames are not permitted indoors.
e. No standing water may remain on wooden floors, countertops, or cabinets. Cutting boards are provided—do not cut directly on wood countertops.
f. Food and trash must remain indoors to prevent wildlife access. Text TML for trash pickup.
Guests are granted one free, dedicated, front-door parking space per stay, subject to the following restrictions:
Redemption Cabin: Vehicle limit up to 18 ft.
Exploration Cabin: Vehicle limit up to 17 ft.
Reflection Cabin: Compact vehicles only, not exceeding 15 ft.
Vehicles exceeding space limits must park off-site. Contact Owners for options.
Cabins include thermostatic heaters and either a gas parlor stove or wood-burning stove. Request assistance before use. Surfaces are hot and may cause burns. All stoves must be turned off when Guests vacate the dwelling.
Pantry and refrigerator items are provided for Guest enjoyment.
Check-out time is 10:00 a.m. on the departure date.
Guests must:
Leave the Rental Property in substantially the same condition as arrival.
Load and start the dishwasher using provided soap pods.
Bag all trash and recycling using provided bags; unopened food may be left for cleaning staff.
Place used linens and towels in provided laundry bags.
Sign the Guest Registry.
Lock doors and return keys to the original location.

Guests are responsible for missing or damaged items, cleaning failures, and building or grounds damage.
Security deposits will be released within 7 business days if the Rental Property is returned in good condition. If damages exceed the deposit, Guests agree to pay the balance within 5 business days of notice.
Owners may terminate this Agreement for material breach. Rental fees are nonrefundable upon such termination.
If Rental Property becomes unavailable, Owners’ sole liability is the return of funds paid. No consequential damages apply.
Guests acknowledge inherent risks in mountain, outdoor, and water activities and assume full responsibility for injuries or damage arising from participation.
Guests agree to release, indemnify, and hold harmless Owners, employees, and contractors from all claims associated with rental use or activities on or near the property.
Guests accept responsibility for their own actions and those of any permitted persons.
More than 30 days before arrival: 100% refund less $50 cancellation fee
More than 15 days before arrival: 50% refund less $50 cancellation fee
Within 15 days: No refund
Guests should verify platform-specific fee policies and are encouraged to purchase traveler insurance.
Guests agree to communicate any issues promptly and respectfully. This Mountain Life is a peaceful, “go-slow” environment.
This Agreement shall be governed by Colorado law. Legal proceedings must be filed in Larimer County, Colorado. If any provision is unenforceable, the remainder remains valid. This Agreement prevails over any conflicting booking platform policies.
By confirming this reservation, Guests acknowledge understanding and acceptance of all terms herein, including responsibility for personal safety and property care.
